The basis on which we quote for and carry out roofing and leadwork.

1. About these terms

These terms apply to work carried out by Heritage Roof & Lead Co. LTD, 151 Larchfield Road, Maidenhead, Berkshire, SL6 2SJ. Where a written quotation or contract for your job says something different, that document takes precedence.

2. Quotations

Quotations are given at a fixed price for the work described in them, based on what we could see and access at the time of inspection. We do not work on day rates. A quotation is not a contract until you accept it and we confirm the booking. Quotations are normally valid for 30 days unless stated otherwise. Inspections and quotations are free in most cases; where a job needs specialist access to inspect safely we will tell you before attending if a charge applies.

3. Variations and hidden defects

Older roofs sometimes conceal defects that cannot be seen until coverings are removed , decayed timbers, failed structural elements or previous poor workmanship. If we find something of that kind, we will stop, explain it, and price the additional work in writing for your approval before continuing. You will never receive a bill for work you did not approve.

4. Payment

Smaller repairs and maintenance are normally payable on completion. Larger projects running beyond five days are staged: an initial deposit covering materials and the start of works, then payments at agreed milestones through to completion. Payment terms for your job are set out in your quotation. Late payment may attract statutory interest and reasonable recovery costs.

5. Access, scaffolding and site

You agree to give us safe and reasonable access to the property and, where relevant, to power and water. Where scaffolding or other access equipment is required this will be identified in the quotation. Please let us know about anything that affects access, including shared driveways, neighbouring land, parking restrictions and vulnerable planting or paving. We take care of your property, but we cannot accept responsibility for pre-existing defects such as cracked paving, fragile guttering or unstable brickwork.

6. Timescales and weather

Start dates and durations are given in good faith but roofing is weather dependent. We will not open up a roof in conditions that put the building at risk, and delays caused by weather, material availability or matters outside our control are not a breach of these terms. We will keep you informed if a programme changes.

7. Permissions

Where a property is listed, in a conservation area, or otherwise subject to consents, covenants or party-wall considerations, obtaining the necessary permissions is the property owner's responsibility. We will advise on materials and detailing appropriate to the building and can supply information to support an application.

8. Guarantee

Re-roofs, new roofs and major works carry a 10-year workmanship guarantee covering defects in our own workmanship. Smaller repairs and maintenance are not covered by that guarantee unless we confirm cover for your job in writing. The guarantee does not cover storm or accidental damage, damage caused by third parties or later alterations, blocked gutters and other lack of maintenance, movement or failure of the building structure, or failure of materials or elements we did not install. Manufacturer warranties on materials are passed to you on the manufacturer's own terms.

9. Insurance and liability

We carry £2 million public liability insurance. Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud, or anything else which cannot lawfully be limited. Otherwise our liability is limited to putting right defective workmanship covered by these terms, and we are not liable for indirect or consequential loss.

10. Cancellation

Where you are a consumer and the contract was agreed away from our premises, you have 14 days to cancel. If you asked us to begin work within that period, for example an emergency repair; you may be charged for work already carried out and materials already ordered. Please tell us as early as possible if you need to change or cancel a booked date.

11. Complaints and governing law
